Leak Detection and Slab Leak Repair in the Treasure Valley

A burst pipe is obvious and gets dealt with in minutes. A slow leak inside a wall, under a slab or in a crawl space can run for months. It quietly rots framing, saturates insulation, feeds mold and inflates your water bill, and the first visible sign is often cosmetic damage in a room nowhere near the actual leak.

Here is a test anyone can run. Turn off every fixture and appliance that uses water, then look at your water meter. If the dial or the leak indicator is still moving, water is leaving your system somewhere. That single check catches a lot of expensive problems early.

Plenty of homes around Boise, Meridian, Kuna and the newer parts of Nampa and Caldwell are built slab-on-grade, with water lines running through or under the concrete. When one of those lines fails you get a slab leak, and the symptoms are distinctive: a patch of floor that is unexplainably warm, the sound of running water with everything off, flooring that lifts or cracks, or a water heater that seems to run constantly because it is heating water that goes straight into the ground.

The wrong way to handle a slab leak is to start breaking concrete and looking. We locate first. Isolating the hot and cold lines, pressurizing them separately and listening acoustically across the slab tells us where the leak is within a small area. Then one targeted opening gets us to the pipe.

Depending on the pipe, its age and its condition, the right repair is either a spot repair at the failure or rerouting that section overhead or around the slab so you are not chasing the next failure in the same old line a year later. We will explain the tradeoff clearly, including cost, before you choose.

Not every hidden leak is under concrete. In older Caldwell and Nampa homes, galvanized supply lines corrode from the inside and start weeping at joints inside walls. Crawl space leaks are common on properties where piping was never insulated and a freeze left a hairline split. Yard leaks on the main line between the meter and the house show up as a green patch that stays green, a soggy low spot, or an unexplained jump in usage.

We use pressure testing, acoustic equipment and line tracing for all of it. Cutting access holes hunting for a leak is how a small repair turns into a drywall and paint project, so we find it first.

If water is actively damaging your home, shut the main off. If the leak is on the hot side, shutting off the cold inlet at the water heater sometimes stops it while leaving you cold water in the house. Move belongings, get air moving on wet materials, and take photos of the damage as you find it. Insurance almost always wants documentation from the start, not just the finished repair.
